Tenants

Now you have found a home that suits your needs all you’ll need to do is complete a simple application form, please contact us for a copy of the form. We will then process your references quickly and confidentially.

What happens next?

It usually takes a minimum of 7 working days before you will be able to move into your home. Although every effort will be made to accommodate your moving date, unfortunately no guarantees can be offered. We will notify you as to whether your application has been successful. Once your application has been approved, a convenient time and date will be agreed for the tenancy to begin. Once the Tenancy Agreement has been signed you will receive a counterpart copy for your records.

Guarantors

If you are unemployed or a student you will need a guarantor. You may also require a guarantor should your overall income fall short of the required figure for the property. To determine this, check that your annual salary is at least 3 times the monthly rent. For example a rent of £500pcm would require a minimum of £15,000 annual salary. Each guarantor will need to complete an application form and be referenced before a tenancy can be considered. The guarantor will also have to sign the deed of guarantee before the tenancy can proceed.

Advance Payment

Please note that an advanced payment of a month’s rent and the security deposit must be paid before the keys can be released. Your initial payment can only be made by cash, banker’s draft or building society cheque.

Rent

You will also be asked to complete a direct debit/standing order mandate for the monthly rental payments. This will be payable each month in advance and will be collected on a set date as stated in the tenancy agreement.

Utilities

We will write to the gas, electricity and water suppliers notifying them of meter readings at the commencement of the tenancy. We will also write to the local authority for council tax notification. Please note that we strongly recommend that you also inform the utility suppliers of your new property to ensure that your details have been received and processed.
